RESOLUTION NO. 77 -185
RESOLUTION REGARDING THE DISPOSITION OF PLANNING COMMISSION
APPLICATION NO. 77045 SUBMITTED BY BEREAN EVANGELICAL FREE CHURCH
WHEREAS, Planning Commission Application No. 77045 was submitted on
behalf of Berean Evangelical Free Church on August 24, 1977 requesting rezoning,
from R -1 to I -1, of the westerly portion of the church site at 6625 Humboldt Avenue
North; and
WHEREAS, following consideration of the request at a duly called public
hearing on September 14, 1977, the Planning Advisory Commission recommended
approval of the request; and
WHEREAS, the matter was considered in terms of the Comprehensive Plan;
of the unique location of the property adjacent to the industrial- commercial park
district; and of the institutional special use character of the subject property; and
WHEREAS, the matter was considered by the City Council at a duly called
public hearing on October 3, 1977;
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of
Brooklyn Center to approve Planning Commission Application No. 77045 submitted
by Berean Evangelical Free Church, in consideration of the following:
1. The Comprehensive Plan and Zoning Ordinance acknowledge
the established church as an institutional special use in the
R -1 District, including the subject portion of the site which
extends into the Industrial Commercial Park,
2. The subject westerly portion of the church property has been
deemed unessential by the church for future and present church
needs.
3. The subject property is located between industrial park devel-
opment and church institutional parking facilities, and is
unique among vacant parcels in the R -1 district.
4. The property is not desirable for single family residential
development due to location, accessibility, and adjacent
development.
5. Incorporation of the property into the Industrial Commercial
Park (I -1 District) is deemed consistent with the intent of the
Comprehensive Plan and with sound planning principals.
BE IT FURTHER RESOLVED, approval of the application is subject to subdivision
of the church property by plat or by registered land survey prior to any occupancy of
the rezoned site.

The motion for the adoption of the foregoing resolution was duly seconded by
member Gene Lhotka and upon vote being taken thereon, the following
voted in favor thereof: Philip Cohen, Maurice Britts, Tony Kuefler, and Gene
Lhotka;
and the following voted against the same: none,
whereupon -said resolution was declared duly passed and adopted.
