The Commission members having attended all of the public hearings regarding this application and, in addition, having considered all of the files and plans and having fully discussed the application, the following resolution was unanimously adopted: I The Commission finds that the property in question is located between 61st and 62nd Avenues North in the Village of Brooklyn Center with frontage on Trunk Highway 152. The property is of adequate size for the proposed use and is in proximity to property zoned for business which is presently being put to a commercial use. The major portion of the property in question is, in fact, now being put to a commercial use which the Commission finds to be unfavorable in many respects compared to the 0 intended use by the applicant. 0 Industrial Development Commission page a II The Corporation intends to use the property for automobile servicing and repair, and for the sale of new and used automobiles, The Commission finds that the applicant is a major United States Corporation in which there is no question of their being financially sound or properly managed, and one which would be a great asset to the business community of the Village, III The Commission unanimously favors the approval of Application Nov 65040 because it would upgrade the present use of the property without adversely affecting the surrounding area and will, in fact, set a high standard of use which the Commission finds most desirable, After careful consideration and study the Industrial Development Commission cannot substantiate that the use will create a traffic problem, IV The Commission finds that the majority of Village residents favor enlarging the business community to, not only provide greater service to the citizens, but to increase the tax base, V The Commission is convinced that the stated protections to surrounding property planned by the applicant, and the manner of operation which the Corporation has described, together with the restrictions and guidelines of use that the Commission has confidences the Village Council can provide, this application should be approved„ 0
