AN ORDINANCE AMENDING THE ZONING ORDINANCE OF
TEE VILLAGE OF BROOKLYN CENTER BY REPEALING
SECTXONS 35 -218, 35 -219 AND 35 -220, AND INSERTING
A NRW SECTION TO BE KNOWN AS SECTION 35 -218
THE VILLAGE COUNCIL OF THE VILLAGE OF BROOKLYN CENTER ORDAINS:
Section 1. The following amendment to the zoning ordinance of
Brooklyn Center is to be considered an interim measure pending completion
of the Village's comprehensive plan and revised zoning ordinance. To withhold
any action on the Village's zoning until the revised ordinance is presented
and acted upon tends to make for hardships to both developers and home
owners. Therefore, Section 35-218 of the zoning ordinance of the Village
of Brooklyn Center is hereby amended to read as follows:
Section 35 -218. USES BUTHORIZED IN COMMERCIAL ZONING.
Future development of land zoned commercial must meet the requirements of
Table 1. Such development, furthermore, will be limited to the uses listed in
Table ,2, unless authorized by a Special Use Permit. The uses that may be
authorized by a Special Use Permit are listed in Table 3.

a. The property shall be located within a general area designated for local
shopping according to the Guide Plan of the Planning Commission, a copy
of which is attached hereto and made a part hereof.
b. The area shall be platted as a single parcel of land or replatted, if
necessary, to gain a single parcel, the parcel shall be under unified
control.
C. The off - street parking ratio shall be not less than three square feet of
off- street parking to one square foot of floor area.
d. The minimum development to qualify as a shopping center shall contain not
less than one retail grocery store and one drug store. There shall be not
less than 25,000 square feet of gross floor area, and not more than 100,000
square feet.
+ e. Where such development abuts a residential district, a buffer zone shall,
be established. There shall be a protective strip of not less than
25 feet in width. This protective strip shall contain no structures, shall
not be used for parking, off- street loading, or storage, and shall be land -

scaped. The landscape treatment shall contain a compact evergreen hedge or
fence. The planting or fence design must be approved by the Building .
Department as being in harmony with a residential neighborhood and providing
succifient screening of the commercial area. The hedge or fence shall be no
less than four feet and no more than six feet in heights.

h. Cross lane traffic access on mayor thoroughfares, as designated on the
Planning commission's Guide Plan, shall be channeled across thoroughfare
intersections. Other cross -lane traffic must be eliminated through design
of the development.

J. The building set -back along the Osseo Road and other major thoroughfares,
as designated on the Planning Commissions Guide Plan, shall be 65 feet.

Section 2, The existing provisions of Sections 35 -218, 35 -219
and 35 -220 of the zoning ordinance are hereby repealed.
Section 3. This ordinance shall take effect from and after its
legal publication.
