SUBJECT: Review of Planning Commission Application No. 80032
The Planning Commission considered the above matter at a public hearing on
August 28, 1980 and has referred this matter to your Neighborhood Advisory
Group for review and comment. The application was submitted by Randall Cook,
of 5341 Brooklyn Boulevard, who is seeking a rezoning from R1 to R2 of the lots
from 5301 to 5407 Brooklyn Boulevard. The uses permitted in the R2 zone include
one and two - family dwellings and uses accessory thereto.
The applicant has sought the rezoning in order to build a double bungalow on the
large vacant lot to the north or his residence. There is also a larger -than-
average vacant lot to the south which would be rezoned to R2 under this appli-
cation. The reason a larger area is included in the rezoning request is that
the rezoning of a particular lot would perhaps be considered spot zoning. A
larger area for the R2 district would acknowledge the potential for two - family
dwellings within the area in question although most of the lots are already
developed. The advisory group should examine the merits of zoning the developed,
as well as the undeveloped, land in question to R2 in light of its location,
surrounding uses, the City's Comprehensive Plan (a copy of the updated version
was delivered to you in October of last year) and the "Guidelines for Evaluating
Rezonings" contained in Section 35 -208 of the City's Zoning Ordinance.

Commission minutes pertaining to this application. Materials enclosed for your
consideration include the following:
1. A map of the area.
2. The Planning Commission Information Sheet (staff report) for
Application No. 80032.
3. A letter from the applicant.
4. A copy of the August 28, 1980 Planning Commission minutes
relating to Application No. 80032.
5. A copy of the Rezoning Evaluation Policy and Review Guidelines
contained in Section 35 -208 of the City Ordinances.
A meeting of the Advisory Group has been scheduled for Thursday,
September 18 1980
and will be held in the Music Room (room 14) at Northport Elementary School,
5421 Brooklyn Boulevard at 8:00 p.m. The Planning Commission would appreciate
your comments and /or recommendations in writing within the next 30 days. Thank you
