NOTICE OF HEARING
ON PRELIMINARY PLAT
CITY OF BROOKLYN CENTER
Notice is hereby given of a public hearing to be held by the Planning Commission of the
City of Brooklyn Center on the 28th of October, 2004 at 7:30 p.m. at the City Hall, 6301 Shingle
Creek Parkway, to consider the proposed preliminary plat for the property described as follows:
That part of the North 165 feet of Lot 11 Auditor's Subdivision Number 57, Hennepin
County, Minnesota, as measured along the West line of said Lot 11, which lies westerly of
Brooklyn Boulevard, and that part of the West 16.5 feet of Lot 12 of said Auditor's Subdivision
Number 57 lying North of the South 459 thereof, and all that part of Lot 17 of said Auditor's
Subdivision Number 57 described as follows: Beginning at a point in the North line of said Lot
17 distant 320 feet East of the southwest corner of Lot 18 of said Auditor's Subdivision Number
57, said point of beginning also being 670 feet West of the northeast corner of said Lot 17;
thence running East along the north line of said Lot 17 to the northeast corner thereof; thence
running South along the East line of said Lot 17 a distance of 165 feet; thence running West
parallel with the North line of said Lot 17 a distance of 62.64 feet; thence running South parallel
with the East line of said Lot 17 a distance of 268 feet, more or less, to a point which is 62.64
feet due West of the southwest corner of Lot 11 of said Auditor's Subdivision Number 57; thence
running West parallel with the North line of said Lot 17 a distance of 129.86 feet, more or less, to
a point in a line drawn parallel with and 16.5 feet East of the West line of Lot 12 of said
Auditor's Subdivision Number 57 extended; thence running South along said parallel line to a
point in the north line of said Lot 12; thence running West along said North line 16.5 feet to the
Northwest corner of said Lot 12; thence running South along the West line of said Lot 12 to the
Northeast corner of Lot 13 of said Auditor's Subdivision Number 57, thence running West along
the North line of said Lot 13 and along the North line of Lot 14 of said Auditor's Subdivision
Number 57 to a point ina line erected perpendicular to the north line of said Lot 17 from the
point of beginning of the tract herein described; thence running North along said perpendicular
line to the point of beginning; containing 11.10 acres, according to the plat thereof on file and on
record in the office of the Register of Deeds in and for said County

That part of Lots 12 and 17, Auditor's Subdivision Number 57, Hennepin County, Minnesota
described as follows:
Beginning at the southwest corner of Lot 11, said Auditor's Subdivision Number 57; thence
running West parallel with the north line of said Lot 17 a distance of 129.86 feet, more or less, to
a point in a line drawn parallel with and 16.5 feet East of the West line of Lot 12 of said
Auditor's Subdivision Number 57 extended; thence running South along said parallel line to the
intersection of the westerly extension of the North right -of -way line of 70 Avenue; thence
running east on said westerly extension of said North right -of -way line to the East line of said Lot
12; thence northerly along the East line of said Lot 12 to the point of beginning.
Together with
Lots 2 and 3, Block 1, Center Brook Addition, according to the recorded plat thereof, Hennepin
County, Minnesota.
And
The East 192.75 feet of Lot 12, except the East 92.5 feet of the South 420.67 feet thereof; and
that part of Lot 17, described as follows: Beginning at the Northeast corner of Lot 12; thence
North to the Southwest corner of Lot 11; thence West 192.5 feet; thence South to the North line
of Lot 12; thence East to point of beginning, all in Auditor's Subdivision Number 57.
And
The North 232.67 feet of the East 92.5 feet of the South 387.67 feet of Lot 12, Auditor's
Subdivision Number 57, Hennepin County, Minnesota, according to the map or plat thereof on
file or of record in the Office of the Register of Deeds in and for the County of Hennepin, State
of Minnesota.
And
The East 92.5 feet of the North 33 feet of the South 420.67 feet of Lot 12, Auditor's Subdivision
Number 57.
And
That part of Lots 12 and 13, Auditor's Subdivision Number 57 described as follows: All of Lots
13 except the Westerly 75 feet of the Southerly 135 feet thereof and the West 16.5 feet of the
Southerly 495 feet of Lot 12.
And
That part of Lot 14, Auditor's Subdivision Number 57, Hennepin County, Minnesota, described
as follows: Beginning at the Northeast corner of said Lot 14; thence South along the East line of
said Lot 14 a distance of 290 feet; thence West and parallel to the South line of said Lot 14 a
distance of 366 feet; thence North and parallel to the East line of said Lot 14 a distance of 125
feet; thence Northeasterly to a point on the North line of said Lot 14 distant 220 feet East of the
Northwest corner thereof; thence East along the North line of said Lot 14 a distance of 308 feet to
the point of beginning.
This property is located at the southwest quadrant of 71 Avenue North and Brooklyn
Boulevard and includes two vacant parcels of land, the Willow Lane School property and Willow
Lane Park property.
Said proposed preliminary plat has been submitted by ATS & R Inc. on behalf of the
Osseo School District (ISD 279) to divide the northeasterly potion of the Willow Lane School
property and combine it with two parcels of land abutting Brooklyn Boulevard lying to the north
of the school to create a 3.63 acre parcel for a proposed Adult Education building for the School
District.
