adoption:
PLANNING COMMISSION RESOLUTION NO. 77-6
RESOLUTION RECOMMENDING APPROVAL OF APPLICATION NO. 77026
SUBMITTED BY REAL ESTATE 10, INC.
WHEREAS, Application No. 77026 comprehends rezoning, from R:-1 to C-1
(Service/Office Commercial) of property at 7240 Brooklyn Boulevard; and,
WHEREAS, Application No. 77026 was submitted by Real Estate 10, Inc. on
June 30, 1977; and,
WHEREAS, the Planning Advisory Commission considered the item at a duly
called public hearing on July 20, 1977, and tabled further consideration, pending
review and comment by the Northwest Neighborhood Advisory Group; and,
WHEREAS, the Neighborhood Advisory Group considered the item a duly called
public meeting on August 17, 1977 and recommended approval of the request; and,
WHEREAS, the Commission reconsidered the matter on September 14, 1977, in
.light of the Comprehensive Plan and recently adopted rezoning evaluation criteria:
NOW, THEREFORE, BE IT RESOLVED,.by the Planning Advisory Commission of the
City of Brooklyn Center to recommend approval of Application No. 77026 to the
City Council, noting that:
1. The proposed zoning is consistent with the Comprehensive Plan
guidelines for development along Brooklyn Boulevard.
2. The request proposed zoning has been reviewed in terms of the
recently adopted Rezoning Evaluation Policy and Criteria, and
has been found to be consistent with those guidelines.
3. The subject property is relatively isolated from nearby residential
development; abuts a major institutional use; and, due to the
remoteness of public utilities, cannot be reasonably redeveloped
with R-1 uses.
4. Approval is subject to the condition that the property shall be
repiatted through plat or ,registered land survey.
5. The protection and Dreservation of the environmentally sensitive
and valuable Shingla Creek and adjacent greenstrip shall be
thoroughly reviewed upon replatting and development of.the subject
property.

The motion for the foregoing resolution was duly seconded by member
Jacobson, and upon vote being taken thereon, the following vot`d in favor
thereof: Scott, Engdahl, Jacobsen and Book. The following against: none.
