Greenly LoCativftt 5255 E. ',VIA Lake Boulevard Request-. Preliminary Plat ApprovOl The applicant's pVaperty is described as Lot 2, Block 4, 'Twin Lake Woods Addition, which was platted its 1947. The property has 226.0 ft. :frontage on Twin Labe Boulevard, and an dfftctive lot, depth of 117.5 It. on the north and 283 ft. on the south. The applicant's house is located in the middle of the property; a large inlet.-lagoon is located on the northerly portion. The applicant proposed dividing the lot into three parcels in 1966 (.ppl.icartion Ito. 66045° and the Comission recommended denial— noting that a two lot division would be acceptable. • The item was riot presented to the Council. The recommendation for denial was • apparently based upon the factors of the inlet-lagoon, the location of the house, and the shape and size of the lot. The proposed plat comprehends the creation of a new lot at the southerly end_ of the property; the new lot line would be IO feet from the existing house. While the new lot would have an odd configuration, clue to a deviation in the south lot line, the minimum requirements of the Subdivision Ordinance are met. Approval Wbul.d be subject to the following conditions s 1. The final plat shall be subject to review by the City Bngineer; 2. The final plat shall be subject to the requirements of Chapter 15 of the city Ordinance:; 3. Approval ackacmiedges the add shape of the paredl.. but in no way implies or greats Vny variances relative to future construction. • A .000A C.A rev t 73oq2 NO VF' g A n V A )iIjAISSJ()II XOTOR4 TION ST EST • 73043 shell oil Comparly 63rd aad Brooklyn Boulevard Special Use permit Approval The aPPlicant' S request is for approval fir the operation of a car x;ashe.r at •%-;he su'bjc-Ct. Apparently the operation has been successful and has outgrown those facilitiQs. Ms. Dunkley has applied for a revised license and proposes tc open a facility at the Lutheran Church of the Master for approximately 28 children. The hours of 'operation would be five hours per day, two days per week. The church has authorized use of the facility through May, 1974. The facility has been inspected by the Fire Chief and the Building Inspector, and their report is in the file. Generally„ the facility meets state requirements. • A Public Hearing has been scheduled for the meeting. Approval would be subject. to the following conditions: 1. The gross floor area of the structure is approximately 11,000 sq. ft- general The required parking for eneral commercial 'excluding retail) also wculd be 55 spaces. We have been consulting ',with the applicant relative to providing for at least. 56 spaces -- and, with the ex ception of possibly a :Half dozen additional patential spaces, this is the maximum cumber oj-tyainable on thi8 1.2 acre site, with the • proposed building. Thies, it is notable that this site and structure could not be used as a retail center in the future, since the higher packing require- ment could tjotr be met.. Relative to the approximate 500 sq. ft. area proposed for the "thrift store", it is cur feeling that the general commercial parking requirement is morn then adequate, considering the nature of the particular use of the rest of the building and the size of the area designed for sale of "day old" ]sake goods.
