Requesto variances to permit con-
struction on substandard
lots.
The applications involve two adjacent substandard lots at 5305
and 5311 Irving Avenue Worth.
Both lots hate an area of 50 feet by 119 feet, or 5,950 square
feet. Section 35-400 requires a minimum width of 75 feet and
a minimum area of 9,500 square feet for single family residential
lots.
The applicant proposes to build s single family dwelling an each
lot. The zoning is R-2. There is a 30 feet wide alley at the
• rear (West) of the parcels.
There is a delapidated structure at 5305 which the Building
Inspector has ordered to be abated. This structure should be
demolished or removed prior to any construction.
There is substantial precedent for this Variance request ir. the
Southeast protion of the community.
Approval mould only be for permission to build, and would nat
imply any other variances from applicable ordinance provis-ians.

Request: Special Use Permit
The applicant seeks permission to operate a "nursery school for
10 children at most, 2h hours per day, 2 days per week" .
The facility would be located in the with Community Church,
which has consented to this according to a letter submitted to
the file.
The applicant is licensed by the state for such an operation,
and may enlist the help of an aide.
The premises have been inspected by the Building and Fire
Inspectors who noted a few deficiencies relative to fire
extinguishers and exit lights.
• The application appears to be in order; * approval would be
subject to the following conditions:
10 The premises will be brought Lnto compliance with
all applicable state and loo-al regulations as to
fire safety, health and building code standards
and such compliance will be documented by the
appropriate lospection Agencies and submitted to
the file prior to the Issuance of the special use
permit;
2. The Special use Permit shall be for a 12 month
period commencing on the date of issue.
