Staff response was that the line might be adjusted in such a manner to meet the applicant's needs, and still retain the minimum average lot depth of 110 feet as required by ordinance. The Council remanded the application to the Commission for further review. The point of tangent of the new lot line would be 115 feet on the north and 105 feet on the south.,, -- - an average lot depth of 110 feet is provided. • The setback to the existing house is approximately IS feet -- consequently the required varianQe for the rear yard setback would be about 22 feet. However, the position of the new lot line will allow a maximum depth of 30 feet at the south end of any structure built on the new lot. This should be noted in the action, since any greater dimension for the new structure would necessitate a rear yard setback variance. Recommendation is for approval subject to the following conditionsz 1 . F-11.nal plat is subject to the requirements of Chapter 15 of the City ordinance; J- 2. Filaal plat is subject to review by the City Engineer, Prior to council approval. • r r,„,..m,,rwawyaanx!w.ra.m.cwr ....=.ri.m. : r ..r...... . ” r + 6aniprnu+MLY1oisvaranw i , , , ` pLANNING M14MERSION INBVMIATXON SHEET • Application No. 73023 APPlicatItt.
