Adjournment ' PLANI XG COMMISSION INFORMATION SHEET Application No. 73023 Applicant- Orville Wilda Locations 6732 Lyndale Avenue North Requests Preliminary Plat Approval The applicant is proposing the subdivision of his 306.6 feet long lot to create a 100 foot long lot facing onto Willow Lane. The width of the lot is approximately 100 feet. The applicant's house is located approximately 146 feet from Lyndale Avenue. The distance from the house to the proposed lots line is approximately 32 feet. ANALYSIS AND ]FE 109 The Subdivision Ordinance requires a minimum average lot depth of 110 feet. To accomplish thise the proposed lot line should be moved at least 10 feet to the west. This would necessitate the removal/relocation of a storage shed to the rear of the applicant's house. The setback distance between the house and the lot Knee deficient by approximately 8 feet as proposed, would thus be 18 feet deficient (per the required 40 feet setbacks . In any event, variance action would be required for this setback. The Director of Public Works will be prepared to comment further on this. Such a variance seems to have merit. since a similar situation would be realized if the new lot were platted at the other end of the parcel. it is preferrable to have a new buildable lot to the east, facing'Willow Lame, then to the viest, abutting Trunk Highway 169. Recommendation is to table, to permit the applicant the opportunity to secure a setback variance. 4 • 5 Its . l Z � e1 • • pLAN-bTSNG COM14ISSION XNFORMATION SHEEN' h Application No. 73022 Applicant: James O'Brien Locations 70th and Camden Avenues North Requests Site and Building Plan Approval The item was reviewed at the 0uly 5, 1973 meeting and tabled. Playas call for a 168 unit HI and 2 bedroom) apartment complex on the approximately 13 acre sate. plans for a 160 unit Columbus village Phase IX complex were approved for this site two years ago. The staff has met with the applicant since the last meeting regarding various site revisions, which for the mwst part, are indicated on the current plans It was voted at the earlier meeting that the amount of landscape plIantings had been significantly reduced from the Columbus village Phase II plans for this site. The revised plans show some additional treatment, but do not reflect the same degree as the "Phase 11" plans. PI..ANN.TNG COIA14ISSION INFOMA'TION SHEET Application Noe 72025 Applicants B.C.I.P./ Nino's Restaurant Locations 6040 Earle Brown Drive Request: Amend Building Flans The matter was informally reviewed at the July .5, 1973 meeting. The restaurant management is proposing a modification of the treatment of the exterior walls in the vicinity of their entrance. The remodeling would consist of wood slats, applied over the existing brick. Approval of the amendment would be exclusive of any signery and should stipulate the submittsion of a letter from the building owner agreeing to the change. •
