The Secretary continued to review the .-,ite layout and
stated the provided parking exceeds the r.rdinance
requirements for an industrial facility and that the
applicant had taken into account the possibility of
two shifts where there would be an overlap in parking.
He stated the off-street loading would be at an entrance
on the east side of the building, where access was
provided from 67th Avenue North, rather than frcm
Shingle Creek Parkway.
The Secretary mentioned one concern as to the

The next item of business was consideration of Application No. 76035
Application No. 76035 submitted by Mr. Douglas (Douglas Peterson)
Peterson. The item was introduced by the Secretary
who stated the applicant was seeking rezoning, from
R-1 to R-2, of the 15 , 495 square foot lot at 7212
Lyndale Avenue North to permit construction. of a
duplex.
The Secretary referred to the minutes of the May 13 ,
1,976 meeting wherein reconsideration was given to
Application No. 73004 which had been approved for
Steven L. Boone Construction Company in 1973. He
stated that application involved this parcel and the
adjacent one to the north and the request had involved
two things. rezoning of both parcels from R-1 to -4
and approval of a five-unit townhouse project on the
site. He stated that one of the conditions of the
rezoning had been that the two parcels be combined
through platting, since neither parcel alone cc:,.1d
support an R-4 or even R-3 type of development.
He explained that the applicant had not proceeded with
the development of the property and because it had not
been combined, the ordinance had not been formally
amended to rezone the property from R-1 to R-4. The
Secretary stated that for all intents and purposes the
property remained R-1 .
Relative to the subj(--ct application, the Secretary
stated there would be merit in including the adjacent
parcel to the north in this rezoning so that both would
be R-2 and that, .since the R-2 zoning district com-
prehended single family or two family dwellings, the
owner of the adjacent parcel, Mr. Boone, would be
able to develop it either way. He stated that each
parcel was large enough to support a duplex.
Chairman Foreman recognized Mr. Peterson who
explained that he personally had purchased the property
and intended to construct a duplex on it.
Chairman Foreman rioted that a public hearing had been Public. Baring
;scheduled and that none of the notified property owners
wasi present. Motion by Cornrnissioner Scott,
:seconded by Commissioner Jacobscn to close the public
hearing. The motion passed unanimously.
Fuirther discussion e$ sued ass to the cF:.ampatiDility of
R-2 zoning with 'the e,-st,abli,shed rnultipl: family zoning
in the area as well as with fhe single tamily develop-
ment to the east.
Motion by Commi sioner facob-on, seconded by Table Application No,
Commissioner Engdahl to table Application No. 76035 76035 (Douglas
and refer the matter to tho Northeast Neighborho ad Peterson) and Refer to
Advisory Group for review and comments and to convey Neighborhood Advisory
to the Advisory Group that the Commission sees merit Group
in including both parcels in the rezoning proposal.
