Chairman's Explanation: The Planning Commission is an advisory body. One of the Commission' s functions is to hold public hearings. In the matters concerned in these hearings, the Commission makes recommendations to the City Council . The City Council makes all final decisions on these matters. BOARD OF ADJUSTMENTS AND APPEALS 5. Adjournment: Planning Commission Information Sheet Application No. 76060 Applicant: Donn Flaa Location: 6248 Brooklyn Drive Request: Variance The applicant seeks a variance from Section 35-400 to permit a house addition which would be 6 ft. , rather than 10 ft. , from the side lot line. The applicant's house was built in 1960, and the permit indicates the attached garage and family room are 6 ft. from the side lot line. Apparently the developer had made an error on the plot plan, assuming a wider lot (by 5 ft.) than is actually provided. The original 11 ft. sideyard setback dimension on the plot plan was changed to 6 ft. -- to accommodate the same house on a smaller lot -- and a permit was issued at that. The applicant proposes a 10 x 24 ft. addition to the rear of the family room. The exterior side wall would be in line with the existing wall of the family room and garage. We have reviewed the site plan with respect to available parking and other factors to determine the capacity of the site. The maximum number, maximum length, and location of the trucks and trailers should be specified. A public hearing has been scheduled. We have indicated on a revised site plan the proper location of the various vehicles, since the submitted plan did not fully account for ordinance P;inimum driveway standards or a new trash enclosure at the rear of the site. We specifically disrecommend the proposed truck length of 24' since this exceeds the length of the available stalls and since there is no curbing around the perimeter of the site to accommodate vehicle overhang (there is a basket weave fence along the north and east boundaries) . Incidentally, we have not received a performance agreement or bond for the landscape improvements required on this site under Application No. 76049 approving a car wash operation at this station. That applicant (Mr. Clem Rockford) is not the operator; this applicant (Mr. Reavely) is the operator. A permit has not been issued for the car washer. Approval would be subject to at least the following: 1 . The permit is issued to the applicant as operator and is not transferrable. 2. All parking stalls indicated on the approved plan shall be striped on the lot prior to issuance of the permit. 3. Parking of rental units shall be confined to the east side of the site in the spaces indicated on the approved plans. 4. The number and type of rental units shall be limited to no more than four trucks and eight trailers. 5. The size of the trailers shall not exceed a length of 14 feet, and the body length of the trucks shall not exceed 20 ft.
