BACKORMND.-
The applicant is requesting a variance from Section 15-104
to permit the subdivision of part of Lot 6& Auditor as Sub--;-
division No. 310, into 4 lots. Each of the proposed lots
will meet the minimum City requirem.ents for single family
residential dwelling sites, miunicipal water is available
to each lots, and sewer service can be provided from willow.

to, the conditions 'that a second exit from the basement
will be provided and that a copy of the Beauty Shop and
Beauty operator's licenses issued by the State of
Minnesota be placed on file with the Planning Commission
application prior to the commencement of the operation;
and further, thet the permit be reviewed on an annual

it is recommenced that this application be approved subject

1. Utility, drainage and elevation plans are subject
to the approval, of the City Engineer prior to the
issuance Of a building permit;

Building inspector with respect to applicable
building codes;

BACKGROUND a
Section 35-414 requires that a service station shall from:

frontage on Summit Drive and on Earle Brown Drive, neither
of which are defined as major thoroughfares.
ANALYSIS AND RECOD MEWDATIONs
The location of the service station on. one of the principle
access streets for such a large commercial and industrial
area puts it in a unique position not generally found in
other districts. it is not likely that the granting of this
variance would be detrimental to other property in the area,
therefore, a variance is justifiable and not inconsistent
with the standards for granting a variance..

ACKGROUND
The applicant is requesting approval of site and building
plans for a gasoline fueling station. The proposed
building is 61 x 14' and will be used as an office for
the attendant. All of the surrounding lot surface will
be either bituin-incus paving or concrete.

Recommendation of this application depends upon the granting
of a special use pevmit. The approval of the special use
woula assume approval of the site and building plan.
Special conditions such as traffic control, use of the
Xerxes Avenue enitrance, etc. , can be imposed if neceosary.

The applicant is requesting approval of a Registered
Land Survey. The Commission approved this subdivision
under v'hrience procedure December 20 1911,7 but the
City Council has required that an R.L.S. be made.

BACKGROUND:
The applicant is requesting approval of a 95 unit
townhouse complex to be located at Brooklyn Boulevard
and wingard Lane.
The site contains about 14 acres with the proposed
density being 61- units per acre. Eight units per
acre is permitted in -R-3 zones.

This application is recommended for approval subject
to the following conditions:
1. The detailed plans for utilities, Bite grading,
and drainage shall be approved by the City Engineer
