The first phase will consist of one 5,000 square foot building with 50 parking spaces . The second phase will co list of an identical 50000 square foot building with an additional 50 parking spaces . The third phase will consist •of a mall type shopping center with about 62,,000 square feet of gross floor area Phase three may not be built for several years , ANALYSIS AND MCO"MMATION: • The plans submitted seem to be sufficient for Planning Commission and City Council review and they do provide for total develop- ment of the property- in a fashion similar to that which was previously suggested by the Commission. The 'L:Wo driveways shown on the plans will be provided in Phase T., The concrete curbing will be done in stages with some temporary curbs where phase overlap occurs. No evidence has been. submitted to show that Vhere is a need for a shopping center of this magnitude in the Northeast Neighborhood, There are some problems with public utilities to serve the area that must be worked out with -,.-,he City Engineer, This application has merit and should be reviewed carefully, keeping in mind that there is no guarantee that Phase 2 and 3 will be built,, • i i II f j . / ,cY.:16:vdmv.cwr.rebiF+..x:+NM1desauK.E>emm"r'#.
