HomeMy WebLinkAbout1984 04-12 PCP Planning Commission Information Sheet Application No. 84007 Applicant: Robert Adelmann Location: '6501 Humboldt Avenue North Request: Renew Special Use Permit The applicant requests an extension of the special use permit approval granted for Application No. 83011 to allow expansion of the service station at 6501 Humboldt Avenue North. The proposed addition was to provide office space and corridor space to the restroom area. Under Section 35-220 of the Zoning Ordinance, special use permit approvals must be acted upon within one year. If no building permit is granted within one year of the City Council 's action, the approval becomes void unless an extension is approved. The City Council approved Applica- tion No.. 83011 on April 11 , 1983. Hence, the request for an extension at this time. Staff see no problems with the extension. However, it should be noted that the special use permit approval does not comprehend the sale of groceries at the service station. Such a use on the site requires that parking be provided based on the retail parking formula in addition to the service station formula. Although some food and convenience items are presently sold at the service station, these are only incidental items and are not deemed by staff to constitute an additional land use upon the site. A copy of the Planning Commission and City Council minutes pertaining to the original application are attached for the Commission's review. Approval of the extension is recommended, subject to the following condition: 1 . AN ORDINANCE AMENDING CHAPTER 35 OF THE CITY ORDINANCES REGARDING THE CLASSIFICATION OF FINANCIAL INSTITUTIONS THE CITY COUNCIL OF THE CITY OF BROOKLYN CENTER DOES ORDAIN AS FOLLOWS: Section 1 . Chapter 35 of the City Ordinances is hereby amended in the following manner: Section 35-•312. R3 MULTIPLE FAMILY RESIDENCE DISTRICT. 3. Special Uses c. Office uses not more than two stories in height and which are described in Section 35-320, Subsection 1 (b) [(c)] through 1 (d) and 1 (j) thro!!Sh 1 (s). Such office ises shall be subject to the requJirenents set forth in Section 35-411 . Section 2. Chapter 35 is further amended in the following manner: Section 35-320, C1 SERVICE/OFFICE DISTRICT. 1. Permitted Uses u. Financial institutions, including, but not limited to full-service banks and sari►:?%-and loan associations. Section 3. Chapter 35 of the City Ordinances is also amended in the following manner: Section 35--704. MINIMUM PARKING SPACES REQUIRED. 2. Commerce (Retail and Service/Office) c. Other retail stores or centers and financial institutions: Section 4. This ordinance shall become effective after adoption and upon thirty (30) days following its legal publication.
