BACKGROUND The parcel in question is 100 feet by 265 feet with a 26, 500 square feet of lot area. The applicant proposes to divide the lot into two parcels having dimensions of 100 feet by 110 feet (11,000 sq.ft. of lot area) and 100 feet by 165 feet (15,500 sq. ft. of lot area) . The Zoning ordinance allows operations of such a facility as a special use in a C2 district. Billy Miller Description of Request-, Variance of 6.5' to construct an accessory building within 1.5' of a principle structure (single family dwelling) for a parcel described as Lot 13 and S'I of Lot 14, Block 3, Linden Shore on WIn LaRc Addition, commonly described as 5100 Ewing Avenue North. BA==UNDT_ The applicant has partially constructed a 121 x .141 glass and alumin-um patio porch 1.5 feet from his existing single family structure. The City 'Suilding Code promulgates that an accessory building slhall be located a minimum of 8 feet frora a principle structure. The applicant has ceased construction of the accessory building upon request of the Building Department until such time as official, action is taken in regard to the variance request. Description of Requests Variance from Section 34-130 (Non-conforming Uses) of the City Sign Ordinance for signs to be altered at sites connonly described as 6901 Osseo Road (70059) and 2000 - 57th Avenue No (70058) BACKGROUND: The applicant is request permission to alter non- conforming roof signs which are prohibited by Section 34-130 of the Sign Ordinance. RECOMMENDATION: it is the opinion of the staff that the intent of the :Ton--Conforming Use Section of the Ordinance would be • jeopardized if a variance were granted in this instance. The Staff 'would therefore recommend den ial •of the variance request. TO BE CONSIDERED AT THE OCTOBER 15TH MEETING PLANNING =1MISSION INFORMATION SHEET Application No. 70062 Applicant: Joslyn Mfg. Co. Request: Variance from Section 3-102.7 to eliminate the need for an internal sprinkling system and building plan approval for the property located at 49th and France Avenue North. BACKGROUND: The applicant is requesting a variance to Section 3-102.7 which requires an internal sprinkling system for a building with greater than 2,000 square feet of floor area. The proposed structure would be a metal building usel for the storage of steel materials. The applicant has indicated that the building would be used for • storage only and potential fire hazards such as cutting and welding would not take place in this building or other buildings on the parcel. RECOWIENDATION: It is the opinion of the staff that in view of the fact that the type of materials to be stored and the operation to be conducted is of a non-flamable natu,--e, it would create an undue hardship upon the applicant to install a sprinkling system. in addition, the staff would also recommend approval of the site and building plans providing the usual conditions are adhered to by the applicant. i �. . * -i. .. • r ..' ... l •
