(Allen Engineerin!�4) Type of Request: Site and building plaii app.coval MCKGROUND: The applicant is requesting site and building plan approval for an 80,000 square foot manufacturing plant to be located in the industrial park on James Avenue north of and adjacent to the existing "spec" warehcuses. AMLYSIS A.M� RECOMMENDATION: The application, as 3ulmuitted, proposes an 80,000 square foot indust.rial building with consideration for an additional 40,000 square Zoot addition to be constructed at a later. date. Due to the circumstance of the proposed addition, it is suggested that the area directly east of the proposed construction be • covered with 6 inches of organic soi! and seeded with fast. growing grass rather then soddee as is USU,-411Y crustomary for approval o'k_� s-ite landscaping.. This techniTie is recommended because at is recogrU zed that within a three year period, the future addition will be constructed.
