he applicant is requesting site and 1'railding plan apprf--wal
for a three story 13, 200 sqlaare foot office building to
be located at 65th and Brooklyn Boulevard,

The building is a three story structure of which tw(.,v
floors are to be utilized for offices and a ground level
that is to contain 18 parking stalis.,
Review of the site plan indicates that it is in order
subiect to minor modifications related to on—site parking
stalls, concrete curb aisle deli neaters and specific
information related to site elevations for drainage.
It is suggested that the site plan be approved subject
to the usual conditions and the foilowing special
conditionsg
I. That -LAnal drainage and elevation plans be submitted
to the City Engineer prior to City Coiancil review;
2. -That the access to the property from Brooklyn
Boulevard be P-11minated,-
3. That concrete curb be used to delineate aisles and
parkiog stalls; and
4. That all roof mechanical equipment be screened.

Description of Request..s Site and building plan approval -.
The Planning Commission and City Council previously
approved a site and building Plan, for a 9,000 square
foot restaurant facility to be located at Earle Brown
Drive and John martin Drive. The zipplic-n-at has since,
determined to c',hange sites for 11the location of, the
restaurant facility and is now requesting site and
building plan approval for a property located east of
Earle Brown Drive adjacc-1-it to :highway 100.
AlUiLYSIS AND RECOMMEMATION
Review of the site plan indicates that it is in order
and it is suggested thalt, the site plan be approved
• subject to usual conditions and a special condition
requiring benraing in the 15 fot',)t g-reenstrip adjacent
to Rlighway 100 on the east.,
