Site and building plan approval BAC-I'MMIND.- The applicant is requesting site and ba"ilding plan approval for an 8 pimp gasoline service station to be located south of Daytonls (-I;arden Store, wbich is currently under construction, east of the Brookdale perimeter road, and west of the ABC Theater parking lot. The proposed use will consist of the sale of gasoline and petroleum products with no car servicing. The service is similar to the existing Shopper's City operation, ANALYSIS AAA RECOMENDATION Due to the location of this site an a curve in the perimeter road and the volurae of traffic on that road, a great deal of consideration has been given to where access should be provided for this site. After reviewing four site plans, each with a variation in access, it appears that the plan being subtaitted to the Commission for approval is the most desirous from the traffic flow and safety standpoint. it is suggested that the site plan be approved subject to the usual conditions and the following special conditions 1. %'hat all areas depicted as green strip be provided witlt undergrourid sprinkler system; 2. Due to the unstable soi). conditions on the site;, that no building permits be issued until driving and parking area construction irtet"hods are approved by the City Engineer. a b' t' y, r ' . q ! i - PXAMINC-1, COMISSION INPOM11ATION Application k1o. 71035 Apjill cant, D,aytorA,9 Description of vtequest Service station locatic.n variance WICK-Cr'TUPD, -s The aPplicant is request-,irtg a variance from Section 35-414,.1. of the Zoning ordinance which requires that * service station must fxont on a street designated as * thoroughfare.
