It is the intent of the applicant to construct an 8,000
square foot Haadball Club on a parcel west of John t4artin
Drive and adjacent to the north parking lot of the Cinema
1-11-Til theater site.
Approximately 5,000 square feet of the facility consists
of handball courts and the applicant is requesting that
those areas be exempted from the fire sprinkler system
requirement.
ANALYSIS AND RECOMENDATIM,
It is the contention of the applicant that because handball
courts are of masonry construcition and a single purpose
activity, the addition of a sprinkling system would be of
no benefit to the City or property crwner.
it should be pointed out that wood flooring is utilized in
the courts which is not as fire resistant as a totally
-masonry structure.
In view of Ujis fact, the basic 41.ntent of a fire sprinkler
systent requirement, and the failure of the applicant to
show hardship, it is suggested ghat the variance b-e denied.

BACKGROUND:
The applicant is requesting site and building plan, approval
for an 8,000 square foot handball club to be located on a
parcel west of John .nartin Drive and adjacent- to the north
parking lat of the Cinema 1-11-111 theater.
In conjunction with site and building plan approval, the
applicant is also requesting approval of joint parking
facilities with the theater operation.
ANALYSIS AND RECOWENDATION-s
Upon review of the site and building plans, it is suggested
that size and species of trees and shrubs as shown on the
plan document be specifically identified,

it is recommended the the application be approved subject
to the usual conditions and the following special conditions%
Specific identification be made relative to sizes
and types of trees and shrubs to be utilized on the
site.

The rear yard of the property in question abutts Brooklyn
Boulevard (T.H,, 152) and is adjacent to the southeast ramp
of 1-94.
It is the intent of the applicant to construct a (-; foot
high fence to serve z4s a noise barrier and p-t.-.e vacy device from
traffic on Brooklyn Boulevard and the freeway entrance,
• it appears that the fence, as proposed, would not create any
vision problems.
Eecause of the a foremen t-ioned factor and the unique circum-
stances related to this property, it is, suggest=ed that. t1he
requested variance may have merit.

merit for granting such a request. It is fLrther suggested
