The applicant is requesting that the Morth 48 feet
of Tract A, Registered Land Survey No. 1.192 �coivnonly
described as being located at 6101 Beard Avenue North)
be rezoned from R5 to R4 to accor-m- odate the construction
of a two fwaily dwelling. The pa-1.-cel it. quiestion is
part of an existing 24 unit apartment building and is
being utilized for density purposes for that development.
The applicant has stated -t.3hat the property in question
has no functional reiationship with the existing multiple
development and is simply a residual strip of land that
should he utilized for some purpose. go further contends
that the neighborhood could best be served 'by allowing a
development on the parcel and to that end is requesting
• the R4 zoning classification.
ANALYSIS AND REC42MMATI0-4-a
Staff review of -Ithe matter indicates that the requested
rezoning has little merit in view of the substandard
character of the parcel (48 x 148 feet) , the need to grant
density variances for the existing development (3 unit
-4,,ariance) should the rezoiting action be accomplished,
and the substaW%-Aal laind area variance required to
to develop a two family unit on the parcel,,
Based upon the aforementioned factors, it is therefore
strongly, recommended that the rezoning request be denied.

site in question, a 52 foot lot width variance, 5,496
lot area variance,,, and a 5 foot sideyard setback variance,.
