BACKGMUND:
The applicant -ks requfest a variance from Section 34-1-10
of the Sign Ordinance to permit the construction of a
temporary sign on the roof of the Holiday inn Motel
located at 1501 - 65th Avenue 14orth. The Sign ordinance
requirement is 48 square feet for such a promotional
sign with a maximura height of 6 feet aLwcve the roof

Upon review of the application, it would appear that
there is little merit for granting such a variance.
• The applicant has not demonstrated by evidence that the
standards for granting a variance have been met. it
is recommended that this variance application be denied
because there is no evidence that a hardship exists
and that a nuach smeiller sign wr,,,uld adeqnately identify
the pro-ject.,

REMMENDATION:
Amend Application No. 71039 by delet-ing therefram the

Description of Request: Variance
BACKGROUND-.
The applicant is requesting a variance to permit the use
of a wet standpipe system in lieu of an automatic fire
sprinkler system. They also are asking for an ordinance
interpretation that would permit the omission of the
elevator space i:rom the gross floor area calculation.
The reason for the variance is obviously to reduce cost
and the ordinance interpretation is to reduce the required
number of parking spaces.
ANALYSIS AND RECD EM;ATIM.
A wet standpipe is an auxiliary fire line system with
constant water supply installed primarily for emergency
• fire use by the occupants of the building.
The argument: put forth by the applicant is that on
July 1, 1972, the State Building Code will be effective
and under that code, an automatic fire sprinkler system
will not be required except in the basement garage and
in linen or rubbish chutes.
If it is true that we can not require an automatic fire
sprinkler after July 1, 1972, then the applicant' s
argument has some merit` but approval of this variance
would establish a precedent that would be the rule for
the next 7 or 8 months. Unless the applicant can come
up with further evidence to support his position, the
variance request should be denied.
The request for an ordinance interpretation is reasonable.
The fact that elevators are or are not installed in a
building should not. change the parking .ratio. This
portion of the application is reconunended for approval.
