BACKGROUND:
The City Council has referred tAis application back to the
Commission for further c.onsdexation. The applicant is
contending that the mans�ird panel upon which the sign is to
be affixed is definitely structural and is part of the
building wall. The Council would like additional input
from the Commission regart,ing the definition of roof signs
and mall signs.

Description of Requesit: Revised site and building plans
BACKGROMM:
The original application was approved Lazovemj,er 4, 1971, but
was withdrawn by the applicant prior to review by "%-.he City
Council. The building has been changed from a type IV with
a usable basement to a type V with an unusable basement area
Mote.- "Type IV is all structural elements incombustible
with steel roof joists and metal deck. Type V is all wood
frame construction with wood roof, joists and deck. "
The proposed revision will provide the same amount of
first floor office space at a considerable reduction in
construction cost,

The Zoning ordinance and the building codes does not prohibit
a Type V building being used for office occupancy, but it
has been the general policy to require that all commercial
buildings have a decorative block or brick exterior finish.
Approval of this application is recommended provided.-
1. The exterior wall finish shall be brick veneer.
2. That an exterj_or ligb-ting pIan detailing fixtures and
.Z _ib-t Intensity be submitted for staff approval.
3. All mechanical equipment located on the roof shall be
adequately screened
4. There shall be a stair leading to a scuttle in the room

BACKGROURD:
This application was originally approved September 2, 1971,
for a three story 13, 200 square foot office building. The
revised application is a request for approval of a two story
10,666 square foot office building. Fifty-four parking
spaces are requireQ 54 spaces are provided.
ANALYSIS AND PECOMMENaNTION:
Approval of this revised plan is recommended subject to the
usual conditionsz
1e All mechanical equip ant. located on the roof shall be
adequately screened.
• 2. Whenever there is any mechanical equipment located on
the roof, there shall be a stair leading to a scuttle in
the roof. Such stair, scuttle, railings, etc. , shall
comply with the reqmirements of the State Building Code.
3. That an exterior lighting plan detailing fixtures and
light intensity be submitted for staff approval.
K That an Opqque fence four foot high shall be located
along the north property line extending from 15 feet
inside the east line to 15 feet inside the west line.
