P ioc,�, s&ggggmandation1l This report, although preliminary in nature, recommended that the area proposed for commercial use be set aside for office-industrial development as the "gateway" to the Urban Community South recto r'> Thins, the basic questions we would like to Braise at this tirne are, I. The General Land Use proposed for the area is the Urban Community Plan to OFFICE,-INDUSTRIAL., It. The vx:sual impact of the buildings, grounds and general environment of this "key" corner and major entrances to the "Urban Community" should be very carefully reviewed,, There might be better suited uses for the overall area's benefit than a car dealership with considerable portion of acreage used for asphalt and auto storage. 30 The. specific use of this area recommended previously is a high emplio;ee ratio type industry (electronics. ate. ) close to Brookd+ale Center. One of the recommendations in the report was a continuing "action" T case. This specifically includes 1. The University of Minnesota has commissioned Larry Smith, Economic Consultant, Chicago, Illinois, to prepare a Feasibility Study. The Urban Community pin as accepted in principle does not indicate this type of use as proposed. Recognizing a need for are-evaluation of plans as a sound planning principle, we urge the Planning Commission and Village Connell to again act as coordinators as they did inn- he "Earle Brown Farm" study and invite all the forager participants to discuss the'matter jointly with recognition of the long-range implications as well an todayos needs. We believe that the Village would be better prepared to make an intelligent decision for the area before them on the basic question at Mad - LAND USE. Also, as a practical matter, the area proposed for commercial use is the pLdZ land in the Urban Community Plan designated Industrial, presently zoned industrial and has direct access to the major existing already built County Road and Highway.
