BACKGRObIM.-
1) 52nd Avenue North extended creates a residential
corner lot.
2) The sideyard, fronts on this dead end of 52nd Avenue.
3) This type of variance request has been approved in
the past.
4) Vacation of this stub of 52nd Avenue North is a
possibility should the property owners petition
• for same.
5) Linden Shores on Twin Lake became a legal plat of
record April 29, 1927.
6) Section 35--500 provides that a lot of record prior
to �,pril 4, 1940, may be used for single family
purposes if within '70% of the width and area
requirements. This lot is 58 feet wide and qualifies.

comprehends a variance from 35-414.4 which requires
that-.
"No driveway curb opening 'will. be permitted within
forty feet of the intersection of the property lines
of a corner use site. Thy: maximum right angle width
of any driveway shall be thirty fees" at the property
line. Igo dr-i 'veway shall. be located within fifty (50)
feet of another drIveway at the property line on the
same use sil-e, or be flared outward on the boulevard
,in such a way as to encroach upon the boulevard of
abutting property. "
