1) Adequacy of the plat -L the plat is adequate in all respects
for the property involved, and follows the trend of present
platting in the area.

1) Although the plat is adequate in meeting the standards of the
Platting and Zoning Ordinances„ the Commission and Council should
be aware that the proposed platting of the former long lots in a
;piecemeal.,, one at a time fashion, is an uneconomical way to plat„
in that utilities must be extended lot by lot,. This type of platting
in this instance throws the burden of dedication of future Irving
Avenue on the last person, to plat on the east: This may., however,
not be an undue burden;_ as the location of Irving Avenue has been
common knowledge for quite some time, Even with this "locking in"
so to speak, the most easterly property has a good deal of versatility,
in that the property could be divided into six single family lots;
9 duplex lots (as shown on sketch map), or 3 duplex lots and 2
single family lots, or certain other combinations of single family
and/or duplex lots; We have had a discussion with two property
owners, and there is a possibility a larger plat can be worked out.
For this reason, we would suggest a tabling of action on this
application,

1. Reference Mike Tisch property, Parcel 5600, s 1/2 of Sec. 26
located directly east of 69 1/2 Avenue North. Reference also
sheet 11 of Water Area two as builts.
2. Mr. Tisch approached Mr. Murphey this day with a request for
subdivision of his property into 3 lots. Jean informed him that this
could be done contin€lent to the following:
(a) That a formal plat be submitted complying, with current
Villaj7e platting ordinances etc., which would include the
extension of 69 1/2 Avenue north.
(b) That provision be made, via the L'npineering Department,
for extension of water and sewer service for the two new
lots fronting on 69 1/2 Avenue North.
3. Water on 69 1/2 Avenue North runs up to Mr. Tisch's west property
line with a tee and pluF7 almost on the line.
4. The existing sanitary sewer manhole on 69 1/2 Avenue North is
4 feet west of Mr. Tisch's property at a depth of 8.42 feet (invert
elevation 841.31) with an inplace 8" V.C.P. stub out to the east
into Mr. Tisch's property.
5. It appears both sewer and water could be extended to serve the
proposed lots without difficulty once the appropriate requests and
financial responsibility statements have been filed. Jean would
like approval of Engineer before giving his approval for further
processing of the proposed subdivision.

Dear Sirs
This letter is being sent as a statement to certify that the
Village of Brooklyn Center is not at this time proceeding to approve
plats under the new Chapter 670 of Minnesota Laws 1965 known as NSA
462.
The Village is drafing a new ordinance that will follow the new
law, but at the present time, is proceeding under MSA 505. The land
in the plat known as "Tisch's Addition" is offered as not included
in the subdivision regulation of MSA 462.
