"Motion b., BogucRi and seconded by Ditzer to recom mead to the
Village Council that Application 466011 submitted by John Horbal

2) The Village Council, at the request of the applicant, remanded the
application to the Planning Cotmissi)n for Considoratxon of a
revised plan,
POINTS TO 0E CONSIDLRID :
1) The south half of" this property is proposed for P5 zoning in
aocordance cai-1,12 the Comprehensive Flan,
2) Zoning for service stations has been approved for the N.E. and
S.11. q ;admits of 69tIr end Humboldt Avenues North and another station
site has bears proposed for ti:e S.,E. corder.
3) 5 zo:nin exis tS on tare east side of Humboldt south of 70th Avenue
enad R2 (duplex) Zoning is proposed north of 70tth.
MM
STAFF C(IB9MWS:
1) The reasoning which prompted the proposal for R2 zoning on the east
side of Humboldt molds true four the west side between 70th and 71st
as well. Both properties have been forced, by former platting, to
face directly onto Humboldt Avenue if developed as ordinary lots,
Since this is the ease, R2 zoning was felt suited to the purpose
of transition on the east, and should also be workable on the west
side of liwnboldt. The present platting, in an east -west fashion,
of "Morthland Estates 3rd Addition" to the north of the Horbal
property sIzould oliminate any further pressure for multiple dwelling
zoning along ihimboldt. The zoning of the florbal property North of
70th Avenue to R2 rather than Rd should provide us with a firmer
"line" between multiple dwelling and single family areas, %hile
still alloninn a transitional use (duplexes) to be constructed,
2) Ile would suggest that the lot to the ;vest of the service station site
be induced in the "RV area as open space or a play area as was
clone imediately south of this property across 69th Avenue North tor
Miles Lumber Company. The alternatives to this would be inclusion
In the station site (which is extremely unlikely), further pressure
for rezoning to commercial use, or its use as a duplex site (which
is probably as bad as placing a single family dwelling next to a service
station).
3) A server easement runs across this property at approximately 70th Avenue,
It hos not been used so for, but should be taken into account in
developnent of any definite plans for the area,
