M�M STAFF C(IB9MWS: 1) The reasoning which prompted the proposal for R2 zoning on the east side of Humboldt molds true four the west side between 70th and 71st as well. Both properties have been forced, by former platting, to face directly onto Humboldt Avenue if developed as ordinary lots, Since this is the ease, R2 zoning was felt suited to the purpose of transition on the east, and should also be workable on the west side of liwnboldt. The present platting, in an east -west fashion, of "Morthland Estates 3rd Addition" to the north of the Horbal property sIzould oliminate any further pressure for multiple dwelling zoning along ihimboldt. The zoning of the florbal property North of 70th Avenue to R2 rather than Rd should provide us with a firmer "line" between multiple dwelling and single family areas, %hile still alloninn a transitional use (duplexes) to be constructed, 2) Ile would suggest that the lot to the ;vest of the service station site be induced in the "RV area as open space or a play area as was clone imediately south of this property across 69th Avenue North tor Miles Lumber Company.
