SACKGROUzgD
The applicant, is requesting preliminary site and building
plan approval for a convenience center to be located at
69th Avenue and Girard. The proposed site is part of Lot 2,
Ri--Crest Square Addition lying east of the property that
has approval for a "Rapid Shop„ that faces on Humboldt Avenue.
The application also includes a subdivision of the lot
which can not be considered at this time because of the
lack of time for newspaper publication.
ANALYSIS AND RECC14MENDATION
Approval of this application will isolate the remainder
of .Lot 2 with the only possible access being at the South-
-west cornea: over land the aPPlicar_t does not own,or at the
Northeast corner over a 40 foot wide roadway which would be
a part of the remainder of Lot 2.
If the remainder of_Lot 2 can be developed as a single use,
such as R5 apartments, then the proposed convenience center
would fit quite "ell, but if the lot remainder_ is to be
developed for commercial uses, there would be serious
problems of access, setback, screening, etc.
The recommendation is that all of Lot. 2. Block 1, Ui--Crest
Square Addition., should be included in tine proposed develop-
vuent and not left to chance.
