Lots 5 and 6, Block l; Lots 3 and 4,
Block 3; and Block 2, Hi Crest Square
Addition.
Bergstrom Construction Company
1) Commercial and multiple dwelling zoning for Hi Crest
Square Addition was requested in Application #65096 by
Jerry Harrington of Diversified Developers. On October 31,
1966, following completion of the plat, the Council granted
this rezoning, so that the property here in question is
properly zoned as R5 multiple residential.
2) Bergstrom Construction Company submitted this plan approval
request September 26th, but due to inadequacy of plans, action
on the application was deferred by the Commission. Proper
plans have now been submitted.
POINTS TO BE CONSIDERED
1) Parking layouts have been revised to provide two parking
spaces per unit for each building on each of the parcels.
2) Four foot high hedging has been proposed as ascreening device
adjacent to parking areas where they abut single family
properties on the north and east.
3) The areas of each of the lots is sufficient to support the
number of units to be placed upon them; in face, there i3
substantial surplus on the lots with 18 unit buildings.
STAFF CMAENTS :
1) In general, the site plan is a good one; it should be noted
that a portion of a 15 foot walkway on the west side of Lot 5
north of 67th Avenue North is proposed to be utilized for
driveway purposes. This does not appear to be a serious
infringement on the walkway easement as 5 feet would still
remain beyond the driveway surface in which foot traffic
could pass. If a change is to be made, however, it would
require a shifting of the location of the westerly building.

1) A problem has developed in coordinating the recording of the plat
of Hi Crest Square and preparation of the plans has occurred A
representative of Bergstrom Investment Company will be present
to discuss this, and the Staff will be prepared to cornment. also
2) The most recent actions regarding this multiple dwelling area
took place on January 24, 1966, in conjunction with Application
465096. Application No. 65096 requested approval of the Mat of
"Hi Crest Square Addition" and commercial multiple dwelling
zoning for the property southeast of 69th and Humboldt Avenues
North The actions taken by the Council on that evening are as
follows:
"The Council considered the recommendation of the Planning
Commission.. concerning Application No 65096 submitted by
Jiversified developers and Bergstrom Construction Co for the
approval of the preliminary plat of Ili Crest Square Addition and
the rezoning of Lots 1 and 2, Block 1 from R1 to B1 and the
rezoning of Lots 3, 4; 5 and 6; Block I and all of Blocks 2 and
3 from Rl to R5. The Council also heard comments from the petitioner
and abutting property owners..
Motion by Theodore :111lard and seconded by Howard Beck to
direct the Village Attorney to prepare the necessary resolutions;
ordinance amendments and agreements to approve Application No.
65096, Motion carried unanimously.
Motion by John Leary and seconded by i:ari Simons to approve
the preliminary plat of Hi Crest Square Addition: Motion carried
unanimously,"
The preparation of the documents described were not prepared by the
!administrative Staff pending recording of the approved plat: The
plat is presently being recorded, and rezoning will then take place
