Description of Request: Preliminary plat: approval,
site and building plan approval..

The applicant is :requesting preliminary plat and site
and building plan approval for a site located at 73rd
and West River Road (Lyndale A -venue).
The property in question, zoned R-4, consists of two
parcels (Lot l and 2, Auditor's Subdivision 309). The
applicant has submitted a preliminary plat requuesting
the parcels to be divided into 3 lots to facilitate
construction of two 4 unit and one 7 unit multiple
dwellings.
RECOMMENDATION:
1. Preliminary Plat - The proposed plat meets all.
ordinance regvirenments and the staff would therefore
recommend approval.
2. Site and Building Plan. The two 4 unit buildings
meet ordinance requirements and the staff would
recomrtiend approval provided usual conditions are
adhered to, and a special requirement that those
areas denoted as being future garages be curbed
until such time as garage construction takes place.
The proposed seven unit building meets ordinance
requirements with the exception being a variance in
green strip requirement (See Staff Report 70064).
The staff would recommend approval, providing usual
conditions are adhered to and the following special
requirements:
1- The variance as applied for under Application 70064
is approved; and
2. -he area denoted as future garage is curbed until
such time as garage construction takes place.
