Thompson There have been, in the past, several attempts to utilize -c%i.s propertf for a service station use. The property ,.Yas zoned to corimiercial many years ago, changed to 31 under the 1951 ordinance, and has remained as D1 since then, being used fcr a small drive in restaurant and a produce stand. POINT'S TO BE CONSIDERED: 1) it appears that the Bl zoning presently on the property is a remnant of a previous time when different planning principles uti li zecl; clue to the Tract that the Planning Commission has seen fit to recorramend that the present corrmerc3 al uses not be planner' for in the comprehensive plan or in the conmrehensive :,Toning ordinance. The present applicant wishes, however, to Utilize the commercial property on which the present drive --in restaurant sits as a service station, hence t11is appz icati on. Although the application re4uestC a-proval of moth site and building plans, only the site plan has been submitted at this time, along with a rough design of the building, final plans to be submitted when and if special use permission appears obtainable. 2) The variance request contained in the application arises out of the special requirements for service stations contained in the ordinance, which states that no service station shall be on a property abutting an RI district. The applicant has men- tioned several possible solutions, among them rezoning of property surrounding the site to rultiple, subdividing the -2- `. property to the rear so that the station site would abut a piece of commercial land, or an extensive landscaping treat- ment to the east of the station, as illustrated on the site plan submitted, 3) Commercial zoning exists on the northwest corner of 73rd and Lyndale (Brooklyn Park), and the Commission has proposed that the southwest corner remain commercial, but property to the east of Lyndale both in Brooklyn Park and Brooklyn Center is proposed to be residential only, as 1 understand the present situation,
