The applicant is requesting site and building plan
approval for a 3,100 square foot addition to be added
to an existing building located at 36.15 -- 50th Avenue
North.
ANALfSI S AND RECOIMNVATI ON -
Tre existing site consists of a 3,600 sq%,are fc:ot
building utilized for machine repair. The remainder
of the parcel consists of an unpaved driving and parking
area with the exception being a bituminous surface in
the front yard setback of the building that is utlized
for parking area.
The site plan, as submitted, proposes a 3,100 square
four addition, curbing and surfacing of all driveways
and parking areas, aad further, eliminate parking
in the front yard setback by replacing the bituminous
surfacing with a laudecape treatment,
It is recommended that the site plan be approved subject
t:o the usual conditions and the special condition that
the applicant aucpnf nt, the sodded landscape areas wit-h
deciduous trees and shrubs.
