Location: Southeast Corner of Shingle Creek Pkwy and 69th Avenue North Request: Site and Building Plan Approval The applicant, Holiday Stationstores, Inc., is seeking site and building plan approval to construct a 43,761 sq. ft. commissary building which is a support facility where fresh and frozen sandwiches, bakery items, produce items and mail will be distributed to a number of Holiday Stationstores in the Minnesota area. The facility will also serve as a minor training facility and have a small warehouse component. The facility would be located in the approximate center of a 182,541 sq. ft. (4.19 acres) triangular site being created under the proposed plat comprehended under Planning Commission Application No. 2003-010. The property in question is currently zoned I-1 (Industrial Park) and is bounded on the north by 69th Avenue with R-1 zoned property containing the Palmer Lake area on the opposite side of the street; on the east by the Palmer Lake Plaza office/industrial complex; and on the south by Shingle Creek Parkway with R-3 zoned property containing townhomes on the opposite side of the street. Office/industrial buildings such as proposed under this application are permitted uses in the I-1 zoning district. As indicated in the report for the preliminary plat under Application No. 2003-010, the Wirth Companies will be seeking a PUD rezoning of the properties to provide a Planned Unit Development justification for additional parking on the Palmer Lake Plaza building. The applicant under the present application will be incorporating their proposal with the Planned Unit Development and may make some adjustments to coincide with the other submittal. RECOMMENDATION It is recommended that this application be tabled to allow the applicant to submit their proposal as part of the Planned Unit Development rezoning and development plan process to be proposed by the Wirth Companies for the area considered under the preliminary plat Application No. 2003-010. 7-17-03 Page 1
