The station has been unoccupied for approximately a year and a half..
The applicant has indicated that, if all required perans.ts can be

note that the site is substandard according to ordinance provisions
for Dell sezvice station construction. For example a the ordinance

The present site and building are in ,need of substantial renovation.

The basic issue is whether there is merit to issuing a special
vase permit for the Proprsed operation. one argument in favor of
such a permit would be the required ttpgradirig of the site and
e:; iniii3avion of an eyesore. An. 01"Pos;ing argument would look to
long range planning of the axea, i.e., eventual demolition of
the bui:ldirig and development of the site with a commercial
expansion of the shopping center.
There are currently 23 active service stations in toe City; ,-sere
are 3 inactive stations, including this one, There are two service
stations within one block of the subject; site ;Super America and
Union 76) .
Should the policy determination conclude there is merit to this
request, particular attention should be given to tha following
"Standard for Special Use Permits"o
The Special use shall, in all rather
respects, conform to the applicable
regulation of the district in which
it is located.
Or. this basis- site and building p.l.ar« review and approval should
'e required as a condition of the permit.
In that regard, the recommendation would be to table the applic-a-
tion to pertri,t the applicant, the opportunity to develop site and
building pl.ans for the J.ntended renovation. of -the s; te.
