I; The property involved is that formerly considered as a service
station site by Pure Oil Company
POINTS TO BE CONSIDERED
1) Northern Pump has no plans for using the portion of their property
left vacant after erection of the office building — it may very
well be sold„
2) Parking required for this 37' x 73' building would be 14 spaces
at the rate of one space per 200 square feet of gross floor area.
3) Parking will be in front of the building, with the 15 .feet adjacent
to 57th Avenue North as a green strip, as permitted by existing
and proposed Zoning Ordinance, If an addition to the building
is made„ it would be to the south, with some parking also then
put on the south side of the building.
4) According to the present ordinance, a 4 to 6 foot high compact
evergree a hedge or fence and a 2.3 foot wide landscaped area
is required where B1 abuts R districts„
