N T_ rV SUWARY OF EVa-TS REt DON MASON, 57th & Logan Ave. North 8-3-61, Submitted request for variance on green strip requirements and plan for 40 x 85' Building that would house medical & business offices, along with the Barber Shop. 8-7-61, Council Upheld r1anning Commiason Action 8-62, Don Mason called iwphey to check status of Var&Aace 3-4-639 Mason Brought in 40 x 851 Plan To have them checked out. Stark Called attention tp the fact that the Building was too large for the lot, should be 40 x 901. Art Iee reviewed plans and agreed. Don *son at that time brought up the idea of putting a resturant in this proposed building. Lee & Stark noted that there would not be sufficient parking with a building of the size planned. Art Ise suggested a Split Level type to get more floor space and more outside parking spaces. Stark then mentioned that he thought a 40t x 501 building would give Mason ample parking, including the resturant. Week of March 18th, ( Art Lee not at this meeting ) Meson brought in saketch for 40 x 501, showing open outside stair- cases. Stark suggested closing in the staircases and still there would be ample parking, including the resturant. 4-22-63 Mon took back plan w/ Closed Stair Cases, sharing a 401 x 541 building, as recommended by Start at the previous Meeting. 4-23-63 Stark went over sketch, and called in Art Lee, and it was deter- mined that there would not be sufficient parking for the resturant. A meeting was called by Phil Cohen at the request of Don Mason to review this event of 4-22. Present were Mayor Erickson, Art Lee, Don Stark, Don Mason & Phil Cohen. Meeting was held at 4tOO P. M. in W. les's Office. After reviewing the history of the events, it could only be sur- mised that in calculating the parking requirements for the resturant, the parking was based on Square Footage, and not on the resturant requirement for parking. It was also noted that after Mr. Mason had received this verbal assent to the resturant, as far as being able to adjust the building size to aecomodate the parking r,�quirutft- he proceeded to find a prospective lease holder. He made a verbal agreement with *. Alden Bergstrom, 5520 Morgan No., who then owned the Drive in by Twin Lake. Mr. Bergstrom proceeded to dispose of this interest and went to work on getting plans made up for -osturant at Don Mason's location. 4-23 (CONIT ), After a review of the ordinances, it was found that joint parking can be arranged within 800, of the business's to share said parking. 4-25 It was determined that this may be one way to have W. Mason comply with the parking requirements. W. Mason was told he would have to present this proposal to the Planning Commission, and it could be done at the meeting on April 25th, Mr. Mason presented to the Planning Commission a letter from Varner Hdwe. stating that he could use parking facilities on the east end of their parking lot. However, it was noted that according to the ordinance, on]y the fee owner of the property could make such agreement. The Commission did extend their accord if the joint parking would meet the requirement of Sootion 35-720, however he would still have to come back to the Planning Comm. for a special use permit if he was going ahead with the Resturant. 430 Another meeting was held in Mr. Lee's Office at 1f00 P. M. for the purpose of going over a revised sketch of Mr. Mason's split level building. Present Yr. Mason, Mr. Iee & Mr. Cohen. 5-2 Mr. Mason felt that the resturant may be sidetracked for the time being, as his attempts to purchase add-tional property near his stU were beyond his means at this tim. land prices for 501 East of Warners Lot was priced at $9.,900, Land abutting his site was 200 Dollars per Running Foot. The Housi to the Souhh of Mason's is zoned commercial, and estimated to be worth about $18,7JO as a residential pnnperty. h�. Lee then reviewed the pt3tch as submitted and made several notations as to what further had to be done to clear fhe Ray for the building permit. Mr. Mason contacted 'Ar. Bergstrom and advis wi him that the Resturant was temporaiW out of his present plans, Mr. Bergstrom was disturbed as he had spent time and money to prepare plans for the resturant. Mr. Mason explained the parking pripli,am, and Mr. Bergstrom then contacted the D X Station accross the street from idason's, and it was thought that Kunz Oil Cora -.any may agree to a lease. 3 Mr. Mason called this to my attention, and I asked Art Lee to check this out, as to the parking a rea at the D. X. Station. Mason's proposed expansion. Especially in the Case of Warner Hardware where they need additional trafficealong 57th Ave. { This will in part help this area by providing additional sergices �. needed in a Neighborhood Shopping Center. The need for a resturant in this area also has been discussed, and when you consider the eating places in this area, the need I believe is there, 44th & Iyndale Ave. 52nd & Iyndale Ave. 65th & Ion -dale Eve.
