"BXNGROUND:
1) Application a63018 for a special axis permit with the re"ost "To
constroct a doable bungalow on large lot need �areen�ay" .was proved
as a raaommendation to the Village Council by the Planning Coiniss#on
on the 2nd day of May 1963. The following nos the action of the
V111694 Council on May 6, 1963: "Motion by Phil Cohen 4nd'setooded
by'Henry Dorff to deny application 863618 as submitted -br Rood Stark ,
for special ago permit to construct a double bungalow at 500r62ad
Avenue North. Motion carried."
2) Application 964071 for a special use permit with the request "Special
Use permit for 2 family dwelling. Variance on lot area from 16,000
sq. feet to 14,800 sq. foot." was approved as a recommendation to the
Village Council by the Planning Commission on the 6th of August 1964.
The fol was the action of the Village Council on August 10, 1964:
"Motion bail Cohen and seconded by Howard "to reject the
recommendation of the Planning Commission regardfeg application 664071
submitted by Donald C. Start and deny the request for a special use
permit to build a double bungalow on thw lot at S00 62nd Avenue forth
for the reason that the area in which the lot is located is devoted to
single family residential use. Notion carried unanimously."
POINTS TO BE CONSIDERED:
1) The slue of the lot is 14,800 square feet after the freeway land -taking..
There is, therefore, ao variance necessary for a duplex on this propertys
only a special use permit need be issued. The required land area is
12t400 square fact for a duplex (69200 per dwelling unit).
2) A duplex is not considered to be a multiple droning according to the
language of our ordinances.
STAFF COMMENTS:
