Application No. 75030,
Applicant: Lowell Zitxlcff
Location: 430 - 55th Avenue North
Request: Special Use Permit
The applicant seeks a special use permit to continue the operation of the Lynbrook
Body Shop which he proposes to acquire, Ivtotor vehicle repair is a special use in
the C-2 District.
The present owner has been in operation as a permitted special use for a nuwer of
years. In 1963 the Council approved a building addition and parking variance
(Application No. 63032).
The site layout: is substantially nonconforming with respect to setbacks, parking,
and yard area. The site and building are in need of cleaning and rejuvenation.
We will be prepared to discuss the needed improvements and to offer a recommended
layout which can accommodate the use as well as possible. The situation is not
unlike the Casey property acquisition by Acme Typewriter Company.
Approval would be subject to at least the following:
1. The permit is issued to the applicant as operator of the facility and
is nontransferable.
2. The use shall consist of auto body repair and painting and all service
activity shall be within the building.
3. The permit is subject to applicable codes and ordinances and violation
thereof shall be grounds for revocation.
4.. All storages including trash disposal facilit-es, shall be within the
building or screened from view with opaque materials approved by the
City
5, Parking and driving areas shall be provided and maintained according
to the approved plan,
6> A performance agreem-nt and supporting financial guarantee (in an amount
to be determined by the City Manager) shall be submitted to assure com-
pletion of approved site improvements.
A public hearing has been scheduled.
