I accept the responsibility for indicating where
our front lot line corner stake should be inasmuch as
we are unable to locate it at this time. I personally
assume the responsibility for the location of my garage,
which to the best of my knowledge will be three feet
from the property line in compliance with the variance
granted by the Brooklyn Center City Council.

POINTS TO BE CONSIJERFA) :
1) The carport/tool storage structure, if built as proposed, would
be 5 feet from the property line at its front,, and 3 feet, from
the property line at its rear, This is due to the 67014'
deflection of the lot, coupled with the desire of the INvortensons
to have a "garage" 14 feet in width rather than 12 feet.
STAFF C01iMENTS:
1) It is questionable that the problem here evidenced is one which
is "unique to the parcel of land", as many other lots in the
vicinity, and elsewhere in the village, have been platted in
non -rectangular shapes. In fact, the problem exists as a
result of the original developer constructing the house either
without foresight to providing a garage, or with the view that
a future garage would be detached, to the rear of the property.
In _fact, the present and future owners do or may have different
concepts of site development than those of the original developer
(in this case, the house was built for the Mortensons). A
question one should ask then. is to what extent is the
resolution of these differences of opinion a public matter,,
By actions on variances such as this one, a zoning ordinance
allowing construction close to property lines is being evolved;
if less restrictive limits are desired, perhaps they should be
stated explicitly in the text of the written ordinance.

To Whom It May Concern:
I understand that the Donald K. Mortenson family at
4612-65th Avenue North in Brooklyn Center a�s planning
a carport and redwood tool shed and that the carport
would extend to within three -feet of the property line.
I also understand that the Mortenson's plan to lay
concrete along the carport and driveway right up to
the property line.
I have no objection to these plans and would not object
to a permit being granted for construction of same.
