The proposed station site has frontage on Survsnit Drive and on Earle Brown Dr? ve, neither of which are defined as major thoroughfares. s MLYSIS AND RECOEMMEND[ATION3 The locati6n of the service station on one of the principle access streets for such a large comterc:ial and industrial area puts if in a unique position not generally found in other districts. it is not likely that the granting of this variance would be detrimental to other property 1-n tine areas therefore, a variance is justifiable and not inconsistent with the standards ::or granting a variance.
