BACKGROUND s
Section 35-414 requir6s that a service station shall front
upon a major thoroughfare. The proposed station site has
frontage on Survsnit Drive and on Earle Brown Dr? ve, neither
of which are defined as major thoroughfares.

The locati6n of the service station on one of the principle
access streets for such a large comterc:ial and industrial
area puts if in a unique position not generally found in
other districts. it is not likely that the granting of this
variance would be detrimental to other property 1-n tine areas
therefore, a variance is justifiable and not inconsistent
with the standards ::or granting a variance.
