RE: Maranatha Place
Creek Bottom Elevation
Brooklyn Center, Minnesota
Dear Mr. Larson:
Enclosed please find the information pertaining to the
establishment of the existing elevations of the creek bottom on
the Maranatha Place project. A copy of the original survey
done by Suburban Engineering is also included to clarify what
the existing conditions were prior to any of the new
construction.
As can be seen from this survey, the lowest points on the site
were at just under elevation 859. In an effort to comply with
the Shingle Creek Watershed District requirements, these
elevations were maintained as much as possible to minimize the
site runoff downstream of the Maranatha Place project. These
calculations were submitted to the Watershed District with the
proposed elevations and were accepted for compliance with the
Watershed District requirements (copy of Barr Engineering
letters enclosed with elevations of culverts and pond retention
system design).
It should be noted that the 100 year flood plain for this area
of the Watershed District is elevation 859.2, and in the case
of Maranatha Place is actually designed for elevation 863 due
to the crest of 69th Avenue North (see Barr Engineering letter
of June 30, 1987). Maranatha Place was designed to comply with
State Building Codes, Chapter 1335, as should all physical
structures placed below elevation 859.2.

It should also be noted that in this area of the Shingle Creek
Watershed District all areas up to 859.2 will fill up with
water in the event of the 100 year, half hour rainfall event.
All structures in this area should take this into account in
both their design and their usage.
Maranatha Place has worked with the City and the Watershed
District to ensure that the design of the facility and the site
meet with the proper codes and approvals. Both the site design
and the hydrologic analysis were submitted to the City and the
Watershed District and were approved. Maranatha Place
constructed the site and the creek according to the design
submitted. On an on -going basis the Owner will be working to
maintain the creek at these design levels and to minimize the
erosion of the edge of the creek as much as possible.
The Owner wishes to continue to work with the City and the
Watershed District to maintain the approved site design and to
ensure in the future every effort to beautify and enhance the
creek as much as possible.
Sincerely,
WAI/Continuum
