Commonly described as lying west of
West River Road (Lyndale Avenue)
between 69th and 73rd Avenues North.
1) Land included in this application has been slow developing,
apparently because of an unfavorable water table.
WNSIDERATION s
1) A Development Study made by Caswell Engineering which
indicates a rather high water table for much of the land,
thus Rl development costs would be higher than normal.
2) Comprehensive Plan Recommendations to discourage (as this
re -zoning could) the continued construction of single family
�. homes along Lyndale Avenue (page 52, item *8).
3) Relatively little land presently zoned R4 (medium density)
two story apartments) to be found within Brooklyn Center,
4) The applicant does not wish to dedicate Camden Avenue between
Evergreen Park and the area to be re -zoned for development.
5) The City°s interest in vehicular access and circulation
around Evergreen Park.
6) Inclusion of those parts of Parcel 5630 and 5620, or the
exception of parcel 5720, as it fragments this re -zoning and
proposed development.
7) Circumvention of existing R-1 properties in the 7000 and 7100
blocks of Lyndale Avenue.
