Site and building plan approval
The applicant is seeking site and building plan approval
for a "Spec" warehouse on a parcel at the northera edge
of the Industrial Par'147., east-erly of the Municipal Garage.
The size of the proposed building is appru--irtately 113,41-2
square feet, and the site area is approximately 9 acres.
AMVMS AND RECOKMENDIATION

10,400 sq.ft. will initially be utilized for of-Eice space.

The Angineering Department has revieved It -,he berming needs,

Director of Public Works will be prepared to discuss these.
Access will be groin Shingle Creek Parkway - 140T from 69th Avenue_
Theplans appear to be in order and recommendation is for
approval, subject to the following conditions;
Z. Building plans are subject to the approval of the
Building Inspector vdith respect to applicable building
codes,
2. Utility az,.,,,d drainage plans, including berining specifi-
cations are subject. t:o app&-ovcil of the City Engineer
prior to the issuance of building perm -its;
3. A perforrhaace bond and performance agreement (in an
araount to be det-ermined by the City ManageZ) shall be
submitted to the City to guarantee the installation
of the site improvements as designated on the approved
plans.
