Dear Mr. Tremere:
1. Our planned use for the warehouse known as Spec #6 is the simple
storage of goods for our clients.
2. We feel this is a comparable use as compared with the neighboring
buildings except we do not at this time plan an office to wholesale out
of.
3. Since there is no garage on the site, and we have our maintenance facilities
elsewhere, we do not plan to maintain our vehicles here.
4. We feel that since our activities closely parallel the activities of the
present occupants of neighboring buildings, the intensity of traffic should
in no way be altered. In fact, since we supply transportation for our
clients as well as storage we feel that we might even better control traffic.
5. This will be a branch location and will be used as such to store surplus
goods. We would like to keep our activities as this site as basic as possible.

Special Use Permit
The applicant is seeking a special use permit for warehousing and
storage in the structure known as Speculative Building No. U.
The permit would be for one tenant, and is regulated by the recently
adoptK amendment to the 1-1 ordinance nrovisionz. That requirement
provides that the use be demonstrated to be:
1) compatible with existing adjacent land uses as well as
those peranitted in the Z 1 District. generally;
2) of comparable intensity to permitted 1--1 District land
uses with respect to activity levels.
The ordinance also requires that, in addition to existing 1-1 re-
quirements (no outside storage or activity, etc) , there shall be
no on -site maintenance ox servicing of vehicles.
The prospective tenant has been notified to attend the meeting to
elaborate upon the proposed use which consists of temporary storage
of merchandise, pending final distribution.
Xt is our estimation that, given the ordinance restrictions as to
outside activity and vehicle activity, the proposed use is similar
in character to existing 1-1 uses classified as "Wholesale Tvade" .

full time personnel on the site.

ALLSTATE LEASING CORP, will Lease the area with the 20'
ceiling, which is approximately 100,000 sq. ft.. to LARSON
TRANSFER & STORAGE CO., INC. for their use as a Warehouse
and Distribution Center.
The balance of space in the warehouse will be leased on a
long term basis to users of office and warehouse space,
and as this area is Leased it is our intention to Lease
the entire building and eventually move LARSON TRANSFER
& STORAGE CO., INC. out of the building.
