We appreciated the consideration at the Planning Commission meeting and believe that the shift of location, together with the stacking area, produces a plan superior to our original proposal. We think it will tend to cause the least amount of change in traffic direction within our parking lot and permit the orderly operation of the fueling station. Enclosed are two (2) copies of the revised Site Plan, together with three (3) copies of the elevation and lighting. During our telephone conversation of today it was suggested that the revision may not be sufficiently material to require re- submission to the Planning Commission and that we could proceed directly to the Council meeting on February 28th. In other words, Super Valu Stores, Inc. does not now, and will not in the future, contend that the granting of the Special Use Permit changes the rights or position of the City of Brooklyn Center with respect to the curb cut. These premises are presently occupied by Super Valu Stores, Inc. in connection with the operation of the Brookdale Super Valu Store. We understand that the real estate is owned by Bankers Life Company, Des Moines, Iowa, and that the supermarket building and improvements are owned by Ryan Properties, Inc., Hibbing, Minnesota. Ryan Properties, Inc. has a long term lease of the ground, and in turn has a long term lease with Super Valu Stores, Inc. covering the ground and building which house the supermarket. We propose to construct an automobile fueling station in accordance with the plot plan and plans attached to the Application. We have referred to this as a "fueling station" rather than a "service station" because we plan only the sale of gasoline, oil and certain associated products. The operation would not be a service station in the traditional cense. You will note that the proposed facility is extremely minimal and designed simply for the dispensing of gasoline. Oil will be sold for replacement, but no oil changing, greasing, mechanical repairs or the like are contemplated. A small line of items such as windshield washer fluid and de-icers is also contemplated. We will be pleased to furnish any additional information that is necessary.
