Tile Pure Oil Company proposes to remove the service station at 6901
Osseo ,load and build a new 3 bay station to replace it.
The lot on vibich the station is located is zoned R-3. The adjoining
lot on the north side is zoned tR-B and is occupied by an old two story dz?elling.
The adjoining lot on the west side is zoned R-1 and is occupied by a 11/21 story
four unit apartment building.
Service stations are a special use in B--3 districts, providing they
do not abut a lot 4a a R--1 or Ii-B district, however, a service station may
be constructed on such a lot if the abutting lot is occupied by n building
other than a dwelling or an accessory thereto.
The special use permit for the service station was issued in 1954
with the present zoningy ordinance being adopted in 1957 and amended in
1961 to prohibit a service station on a lot abutting a lot in an R-1
district and further ameaded in 1964 to piohibiL 6hem on lots n1butting
l can 11—B district.
Due to the land tatting for the highway and the changes in street
grades, the service drives and approaches have become unusable. The location
of the E: istirQ building, puraps and tanks malere it impractical to reconstruct
the servico area and a hardship to the owner would result if tl?e strict
letter of the regulations were to be carried out.
The ;Mans and specifications submitted by the Pure Gil Company for the
reconstruction of the service station do not conform to all the requirements
of the zoning ordinance, so the petitioner requests that consideration be
giver to the fcllc.-:ing, variances:
v, 1. The service station abuts an R-i and adjoins an R-B use district.
- 2. The building set pack .from the East and gout, is less ;.hall 90
feet fromthe centerline of the street.

After due consideration of the application, the Planning Commission
could make one of the following recommendations.
1. Approval of the application as submitted,
2. Approval of the application with such conditions and restrictions
upon the establishment, location, construction and operation of
the special rise as doemed necessary for the p:oiection of the
public interest and to secure compliance with the r equire?sents
specified in the ordinances,
3. Denial of the application.
4. Table the application for consideration at a later date but not
longer than 30 days,
