1) Application No. 66066 was approved showing 8 car_ spaces
in the side and rear yard plus some employee parking in
the existing driveway. Construction of the parking lot
as approved would have required some tree cutting which
the owner tried to avoid, so only about half of the lot
was completed.
The volumne of business increased to a point where the
customers were parking on the street causing traffic
congestion near the intersection of 61st and Osseo Road,
until it became necessary to post no parking signs on
both sides of 61st Avenue.
With the adoption of the amended zoning ordinance, the
property was classified as C--1 and therefore consideration
should be given to the following items.
1. Section 35--411 (3) would require a 15 foot wide
protective strip with an opaque fence or wall along
the West side of this property. Such protective strip
shall not be used :for parking and shall be landscaped.
2. Section 35-710 requires that the perimeters of all
driving and parking areas shall be bounded by a cast
inplace concrete curb and the paving shall be a
minimum of 2 inches of hot mixed paver laid bituminous
mat installed over an approved base.
3. Drain -age plans shall be submitted to and approved by
the City Engineer.
