as approved w ave required some tree cutting which
the owner tried to avoid, so only about half of the lot
was completed.
The vol.umne of business increased to a point where the
customers were parking on the street causing traffic
congestion near the intersection of Gist and Osseo P.oad,
until it became necessary to post no parking signs an
both sides of 61st Avenue.
With the adoption of the amended zoning ordinance, the
property was classifies. as C-1 and therefore consideration
should be given to the following items.
1. Section 35-411 (3) would require a 15 foot wide
protective strip with an opaque fence or wall along
the west sine of this property. Such protective strip
shall not be used for parking and shall be landscaped..
2, Section 35-710 requires that the perimeters of all
driving and parking areas shall be bounded by a cast.
inplace concrete curb and the paving shall be a
minimum of 2 inches of hot mixed waver laid bituminous
mat installed over an approved base.
3. Drainage plans shall be submitted to and approved by
the City Engineer.,
