The item was discussed and tabled at the last meeting, to permit
development of.plans conforming with ordinance requirements.
The applicant seeks permission to acquire the former Mobil Station
site, demolish the gas station, and develop the parcel as an ex-
pansion of the existing parking lot. Future enlargement of the
restaurant would be possible.
Items for consideration include;
1. platting of the pruper•ty. Section 35 -540 requires
that contiTaous and adjacent: parcels to be used for
a common development must be combined into a single
parcel through platting or, registered land survey.
This would be required upon acquisition of the Mobil
site by Burger King and parking cannot be permitted
until it is accomplished.
2. Access. Design and location of access curb cuts onto
Brooklyn Boulevard have been of major concern with the
State Highway Department as well as the City and
applicant. The Director of public Works will be pro
pared to discuss the proposed plans.
2 Site Design and Traffic Flog. The ordinance requires
underground irrigation for the landscaped areas. A
variety of shrubbery or other plantings should be in-
stalled in the west green areas,
4. Screening_ Substantial screening should be provided
along the east bo-undary for security and aesthetic
purposes. A minimum six feet opaque fence or wall

restaurant is recommended. The continuous screen
wall should greatly inhibit pedestrian traffic from
the east.

2. Grading, drainage and utility plans are subject to
review by the City Engineer.

in an amount to be determined by the City 14anager)
shall be submitted to assure completion of approved
site improvements.
