Recommendation: is not to approve the parapet strip
as indicated - although a painted decorative strip
world be permitted.
F. Exterior Facilities. A small eating area is indicated
on the front island in the parking area. Recommzendation
is that this should be relocated up to the building
and adequately screened.
Also, trash and garbage facilities should be appro-
priately located and screened.
The plans appear to be in order and the recommendation is
for approval, subject to the following conditions:
1. Building and site plans are subject to the approval
of the Building Ihspector with :respect to applicable
building codes.
2. Six inch continuous cast -in -place concrete curbing
will be installed around the perimeter of the parking
areas as indicated on the revised plans.
3. Lighting will be non -glare; if the lighting indicated
on the plans is installed, it will be subject to review
and removal if deeded unsati-mfectory.
4. The outside Eating area indicated on the plans will
be relocated near the building and will be adequately
screened.
5. Plan approval is exclusive of any signery; the colored
strip on the -roof parapet will, not be internally
lighted as indicated on the submitted plans.
6. A performance agreement and performance bond (in an
amount to be determined by the City Manager) shell
be submitted to the City to guarantee the site improve-
ments as designated on the plans submitted.
